The Corcoran, with 4,000 sf of ground-floor commercial space and 35 apartments on six floors above, marks its presence on a prominent plot at the northeast corner of 14th and Corcoran Street’s NW. The project aims to stitch the historic residential fabric of Corcoran Street with the higher density development of 14th Street. The materiality of the masonry volumes varies from east to west to reflect the proportions of the Italianate rowhomes to the east and the glassier scale of the industrial buildings to the west.
As part of the Arts Overlay District, The Corcoran required approval from the Historic Preservation Review Board. The project was approved in one hearing, and the Board is quoted as saying the project is “exemplary” in the way geometry and setbacks become part of the composition, and not just an attempt to squeeze every square foot into the project.
