This adaptive reuse development restores the beloved Frager’s Hardware following the tragic fire that burned it down in 2013. Due to the building’s historical significance and neighborhood context, the development preserves as much of the original façade and storefront as possible, transforming what remained into a mixed-use multifamily building and facilitating the local retailer’s triumphant return.

Preserving Potential

Under the guidance of the Historic Preservation Review Board, the original façades of the historic Frager’s Hardware building are preserved, including the original Frager’s sign. The redevelopment allowed for a significant expansion of the Frager’s retail space, including the addition of a below grade level and parking.

Step By Step

Taking into account the historic context of the site, the massing steps back in height away from the street to respect the scale of the surrounding neighborhood and preserve its local community feel. The 45-degree angle created by the site’s main intersection required a creative solution to align first-floor units with the preserved facade windows. This resulted in unique floor plans for almost every unit.

Home, Improved

Stepping back the facade presented a unique opportunity to incorporate several terrace levels, resulting in private outdoor spaces in 75% of units. Floor-to-ceiling windows throughout provide ample natural light and a shared rooftop terrace designed for entertaining — and lasting impressions — features seasonable planters,  grilling areas, and views of the surrounding monuments.

Artfully Accessible

Penn Eleven is composed of 35 units, eight of which are considered Inclusionary Zoning Units, helping to diversify the neighborhood and make the development more accessible to lower-income families. Premium appliances and modern amenities celebrate quality, efficiency, and timelessness with traditional artisan finishes including crown molding, wide plank hardwood floors, and shaker-style cabinetry.
