Cortland Rosslyn East (formerly Evo) at The Highlands is the 1.2 million-SF development’s largest residential community, delivering 455-units of versatile living and entertainment spaces to attract Rosslyn’s most active and social residents. Overlooking Wilson Boulevard, it features a contemporary façade of metal panels, shimmering windows, and warm brick, situated atop 20,000-SF of retail space and a 16,988-SF community fire station. Units range from studios to three bedrooms and are equipped with premier appliance and durable yet sophisticated finishes. Most units offer private balconies while all feature expansive floor-to-ceiling windows. Diversity in unit size and a variety of amenities – including a rooftop pool and children’s playroom – support young professionals and maturing millennials alike, providing the ideal setting to transition towards their next life chapter.

The building’s 27 stories gently curve away from Cortland Rosslyn West along North Pierce Street to maximize sunlight at the pedestrian level and carve out ample outdoor spaces while offering residents impressive views of Rosslyn Highlands Park and the Potomac Review. Arlington County zoning guidelines require buildings of this height to reduce in scale away from the property lines with a suggested step-back strategy to preserve the pedestrian experience. An innovative design combines a 500-foot radius curve along the western facade and gradually distributed step-backs, to respect the zoning intent while creating a variety of unique unit plans (including two-story penthouse units) and outdoor spaces. Façade materiality contributes, transitioning vertically from dark to light materials.

An inviting lobby featuring hospitality-infused details and a blend of organic and sleek finishes provides an immediate introduction to the community’s approachable yet luxurious character. Throughout the public spaces, subtle plaid patterned and leather furniture, smokey geometric wallpaper, and vintage brass tones combine for an elevated collegiate-inspired environment.

Cortland Rosslyn East offers over 25,000-SF of public amenity spaces designed to foster community,  including a penthouse-level clubroom and tailgate lounge with plasma screen TV’s, an entertainment kitchen, and semi-private booth seating. On the roof, an elevated enclosed deck – housing a 65-foot-long pool surrounded by resort-style cabanas – fulfills code requirements and separates the lower-level amenity so residents can access its dining areas and grill stations during the off-season. Subsequently, the elevation allowed for a deeper pool while creating room to accommodate ductwork for units directly below.

In addition to a third-floor coworking lounge and exterior garden overlooking the new park, residents have access to a second-floor amenity center. Complete with a sport simulator and gaming room, coworking lounge, children’s playroom, and state-of-the-art fitness facility with an aqua spa, a TRX system, and rock climbing, Cortland Rosslyn East’s collection of amenities is unrivaled and guaranteed to leave an impression on prospective residents.

The LEED Gold residence was delivered under budget and several months earlier than expected. A year after officially opening, Cortland Rosslyn East is exceeding expectations approaching near-full occupancy.
