Anthem Row

Located in the east end of Washington, DC’s central business district, Anthem Row is an extensive renovation of an existing 12-story, 455,000-SF office building. Combining trophy class and Class A office space, high-end retail opportunities, and modern amenities, Anthem Row sets the new standard for DC’s creative office environment.

Moving beyond DC’s traditional language of glass and stone, Anthem Row incorporates authentic building materials such as brick and metal to achieve a turn-of-the-century industrial style with a contemporary twist.

Trophy class office space set back from the original structure crowns the building with a glass curtain-wall façade providing 360-degree views of the downtown neighborhood. The remaining lower floors incorporate masonry and punched glass windows to provide tenants with ample access to natural light while creating visual differentiation along the exterior façade.

The main entrance was relocated from the hidden Southern façade to the prominent K Street façade to enhance street presence with a new double-height lobby encased in large, structural glass fin curtainwall to accentuate the connection to Mount Vernon Park. Supported with a proof of concept by Hickok Cole Creative, a backlit steel art installation reveals images of Chinese Water Lilies from afar, engaging with pedestrians and nodding to the building’s location at the edge of DC’s Chinatown.

A combination of wood, concrete, and steel finishes complement an industrial yet polished interior featuring luxe lounge seating, curated artwork, and a monumental stair that connects visitors to a third-floor coworking loft while adding a modern, graphic element to the space.

A collection of boutique amenities designed with the creative class in mind center around a loft-inspired coworking space with two private teaming rooms, wellness rooms, an expandable conference room, and a lounge with kitchenette for events. Floor-to-ceiling windows allow for natural light and views overlooking Carnegie Library and the bustling activity along K Street and the 8th Street pedestrian plaza.

An interior penthouse takes advantage of the downtown skyline with floor-to-ceiling windows offering 180-degree views, including of the Capitol, and connects to a chic outdoor terrace available to reserve for events. Banquet seating, a communal table, and cozy lounge seating offer variety for socializing with co-workers or informal brainstorming sessions. Subtle touches of color including Indian and Tibetan rugs and a rich teal backsplash made of hand-crafted tiles inspire creativity and showcase artisanal craft while playing off the space’s abundant natural light.
