455 Eye Street NWWashington, DC
455 Eye Street is a residential building with restored and repurposed historic elements located in Mount Vernon Triangle. The mixed-use project combines new construction and the adaptive reuse of a historic two-story auto works warehouse to create apartment, townhome, and retail space with both substance and style.

A former blacksmith shop, 455 Eye includes restored and hand-painted exposed brick walls and custom-made fixtures recalling its circa-1912 industrial past. Salvaged equipment used as design elements accents common areas, including a reception desk made of reclaimed walnut and industrial steel. A Hickok Cole Creative-designed plaque in etched, cold-rolled steel commemorates the building’s origin story.
An old elevator cab for carriages and cars currently serves as the building’s mailroom with salvaged iron work featured throughout the space. Historic maps of the neighborhood procured from the Library of Congress are used as stencils on glass walls in the lobby and on the wallpaper in the building’s fitness facility.
The addition of a courtyard connects the two modern towers—one with 16-foot high loft-style units and the other housing traditional high-end apartments—to the historic blacksmith space, housing a library lounge with an artisan cocktail bar made from salvaged industrial fans and a multi-purpose clubroom. A rooftop deck with a pool, a grilling area, bike storage, and a 24-hour concierge round out the building’s modern amenities.
“I think we have done a great job of creating a seamless look between old and new.”
