Currently under construction, 536 Granite Avenue is an innovative, three-story office building that contributes a refined and forward-looking presence to Richmond’s evolving urban landscape. The building is composed of brick, metal, glass, and extensive floor-to-ceiling windows. These generous openings enhance a strong visual connection between interior workspaces and the surrounding environment. This design choice allows abundant natural light to penetrate deep into the building, reducing reliance on artificial lighting and improving interior comfort.

At the core of the project is a hybrid structural system that combines steel framing with mass timber, utilizing cross-laminated timber (CLT) for the floor slabs and vertical shafts. The use of timber not only reduces embodied carbon compared to traditional all-steel or concrete systems, but also introduces biophilic qualities to the interior, enhancing visible natural materials. This system reflects a broader shift in the industry toward more sustainable construction practices.
