Balsa is a bold adaptive-reuse high-rise that transformed an office building in the heart of downtown DC into 222 contemporary apartments. Ten stories may seem petite compared to Arlington, VA’s 27-story towers–this is due to DC’s height act to preserve the capital’s historic skyline. Thoughtfully designed indoor and outdoor social spaces now bring new life to a once underutilized block.

Located near Virginia Commonwealth University in Richmond, VA, this student housing tower provides purpose-built spaces for living, studying, and gathering. Parc View at Commonwealth offers thoughtfully integrated communal lounges, study rooms, and rooftop terraces to support dynamic student lifestyles.
