The Reunion Square site is situated on nearly eight acres in the Anacostia area of Washington, DC. This plan, once completed, will revitalize the neighborhood through the development of 1.5 million SF across eight new mixed-use buildings, three of which will be designed by Hickok Cole. This will not only improve the streetscape but also the circulation framework for cars and pedestrians. It will transform the intersection of Martin Luther King Jr. Avenue SE and W Street into an epicenter of urban vitality in Anacostia.
This corridor has long functioned as a gathering space for community businesses, institutions, and public life, establishing itself as a symbolic civic street. Local merchants’ wares and cafes line both sides of W Street and continue around on MLK Avenue. The first of the three buildings designed by Hickok Cole is a 300,000-SF office building, now home to the District’s Department of Health. The eight-story building is designed with high-end finishes, materiality, and storefront rhythm, particularly its tradition of brick construction and pedestrian-oriented facades.
The building achieved LEED Gold certification and includes 7,000 SF of ground-floor retail, five stories of office building space, and a three-level, below-grade parking garage. Its rooftop amenities include conference spaces, as well as amazing views of the District. Inside, employees enjoy contemporary office spaces, multipurpose rooms, and a courtyard.
The well-lit hallways illuminate the splashes of red, orange, and silver, filling each space with warmth and brightness. A vivid yellow and orange accent wall lines the entry way leading guests and visitors in from outside to the front desk and main staircase. In addition to the office building, Hickok Cole is designing a hotel and an affordable mixed-use residential apartment building for seniors, to be built in the coming years.
