Salt Lake City is turning toward adaptive reuse conversions to address both sustainable and housing concerns. Office-to-residential conversions provide the opportunity to repurpose an existing underperforming structure to build more resilient communities. The roughly 406,000-SF building offers 260,000 GSF of occupiable space.
As a former office building, spaces that were previously underutilized or off-limits to tenants, such as the podium parking deck and rooftop, will become vibrant, active spaces fit for luxury residential living. The top floor of the large parking deck will be reimagined into a full amenity level featuring a clubroom, kitchen, co-working space, game room, fitness center, yoga/meditation room, pet spa and lounge, pet run, garden, and pool.
The existing non-occupied mechanical penthouse will be transformed into a fully accessible outdoor roof terrace with 360-degree views of Salt Lake City and the mountains. The rooftop amenities include grilling stations, fire pits, a hot tub, and dining seating.
