One Rosslyn will bring an exceptional residential experience to the Rosslyn neighborhood of Arlington, VA. Hickok Cole is designing the Northwest Tower, a once-in-a-generation opportunity to shape Arlington’s skyline and deliver a top-of-the-market, waterfront residential building. Fronting Gateway Park, the 27-story high-rise will feature a 2,000-SF fitness center overlooking a private 1+ acre park atop the parking podium and an expansive indoor and outdoor rooftop amenity with expansive views over the Potomac River, historic Georgetown, and the nation’s capital.
The form of the tower, inspired by the eroded landscape of the Potomac Valley Gorge northwest of the site, modulates the massing of the tower into three subtly angled forms connected by vertical columns of inset balconies. These angled forms open the view from the elevated park toward the Potomac River and Georgetown. The warm materiality of the tower, reminiscent of the sunlit rocky steps of the gorge, serves as a striking counterpoint to the cooler tones that characterize the Rosslyn skyline.
The tower’s sleek aesthetic provides a subtle contrast to the masonry podium below, lined with units that face the Potomac River and Gateway Park, where framed openings to the street are detailed with brick, stone, and metal panels. This refined materiality and attention to detail enhance the streetscape, creating a more engaging and pedestrian-friendly environment.
