The Botanist transforms an underutilized office parcel into a dynamic mixed-use community designed around nature, curiosity, and discovery. This 290,000-square-foot wood-over-podium building, with 260 residences, 5,000 square feet of retail space, indoor amenities, a lush central courtyard, and a substantial precast parking structure, helps the City of Fairfax achieve its small-area plan goals by replacing surface parking with an activated urban edge and a pedestrian-oriented experience.

The building’s architectural strategy introduces complementary massing volumes that shift in height, material, and color, creating a sculpted and expressive form that responds thoughtfully to its prominent corner while refining the residential entry sequence. A deliberate setback centered along Eaton Place establishes a gracious entry forecourt, an exterior threshold envisioned as richly landscaped, welcoming residents and visitors toward the lobby.
Along the street, amenity spaces and common areas are intentionally oriented to create a strong visual and experiential dialogue between the interior and public realm, generating a layered progression of activity that extends the building’s identity outward and contributes to a more dynamic corridor. Retail space is strategically located at the southeast corner, with its entrance slightly recessed to accommodate outdoor seating, further enhancing the pedestrian experience.
Inspired by the idea of a secret garden shaped by science, the project invites guests into a world of curiosity and discovery. The arrival sequence begins with an exterior green wall, a curated design symbol of The Botanist’s identity, and solid doors fitted with narrow panes of glass, offering only a fleeting glimpse of what lies beyond. The building’s distinctive color story continues to express the project’s narrative through a nature-centric design philosophy. The palette of greens, deep purples, and blues draws directly from the building’s branding while echoing the pigments found in plant life, shadowed understories, and twilight gardens. These hues create depth, giving the spaces a sense of mystery consistent with the “secret garden meets science” inspiration.
Modern light fixtures, subtle references to curio cabinets and scientific collections, and lush furnishings are complemented by the integration of natural textures like wood, stone, and foliage. The result is a refined environment that feels warm, immersive, and intentionally contemplative, encouraging residents to look more closely, to move with more intention, and to experience their surroundings with a sense of curiosity.
The amenity spaces continue this storyline of the “secret garden” by showing off a botanical flair to their furnishings and finishes. The central courtyard oasis is a heavily landscaped space consisting of a pool and various seating arrangements. The conservatory lounge with its entertainment bar, the fitness studio, coworking areas, pet spa, and other shared spaces all use a nature-science theme to encourage community, connection, and collaboration. These amenities are designed not simply as programmatic elements, but as chapters within a larger narrative, each offering residents a unique pocket for gathering, working, unwinding, or quiet observation.
Together, the architectural gestures, activated street frontage, and immersive interior environments position The Botanist as a thoughtfully layered place to live and visit, one where nature and design intersect to create a setting that is both grounded and exploratory. The project fosters connection, curiosity, and a renewed sense of place within the evolving fabric of the City of Fairfax.
