From DC to VA: Hickok Cole scores three NAIOP awards
Three of our projects were recently honored across NAIOP chapters, recognizing projects that elevate community experience and reimagine how people live and interact with the built environment.
At the 2025 Best of NAIOP Northern Virginia Awards, the Innovation District Pump Station received the Community Enrichment Award of Excellence. The Reserve at Clarendon Centre also won the Amenity Space Award of Merit. Both projects highlight thoughtful design that enhances neighborhood connection and resident wellbeing.

Our residential architecture and lifestyle interiors teams also brought home Best Renovation – Adaptive Reuse at the NAIOP DC|MD Awards of Excellence for Balsa, an office-to-residential conversion that redefines urban living in Washington, DC’s central business district.

INNOVATION DISTRICT PUMP STATION
More than just infrastructure, this 7,800‑sf pump station in Alexandria, VA doubles as a community-facing pavilion. At the Innovation District Pump Station, visitors can walk trails, play, and explore interactive exhibits that make wastewater management approachable, bridging utility, education, and public space.


THE RESERVE AT CLARENDON CENTRE
Reimagined amenity spaces blend classic elegance with sustainable design, preserving historic millwork while introducing modern conveniences. Inspired by English manor gardens, The Reserve at Clarendon Centre offers a monochromatic green library, cozy club room, and light-filled coworking areas, designed to support today’s residents’ hybrid lifestyles.


BALSA
A bold office-to-residential conversion in downtown Washington, DC, Balsa revitalized a dated office building into a vibrant 222-unit community. The project preserves the original structure while layering warm interior finishes, a refreshed lobby, a new courtyard, and amenity-rich spaces, including a penthouse gym, clubroom, and coworking lounges.
