4620 Wisconsin Avenue, NW, converts two outdated office buildings into a 144 unit luxury apartment building near a major subway station. In a neighborhood that has few higher density developments, but access to mass transit, this project will provide much needed housing and improved neighborhood retail, as well as neighborhood amenities proffered through an increase in zoning approvals.
Stripped down to its structure, the existing building footprints were expanded and the cores relocated to create an efficient residential floor plan. The existing parking garage remained. The facades were completed redesigned, with warm wood accents, masonry and metal panels, providing a modern appearance while incorporating some of the existing saw-toothed floor slab edges. The scale and length of the façade were appropriately scaled by providing a center seam to the façade, with a varied scale brick grid on either side, one stepping downward with the change in grade. A small common roof terrace will provide dramatic unobstructed views to the west.
