200 Eye Street is a 350,000 sf, 5-floor base building renovation and interior build-out for four Washington, DC government agencies. The project, designed in a former newspaper printing facility, pays homage to the building’s industrial history. The main lobby incorporates a public art gallery in a space formerly home to railroad cars. Standardization of the office design allows for flexibility for reconfiguration. Polished concrete floors, raw steel, glass, exposed floor decks, concrete and steel columns, and exterior precast connection brackets contribute to the industrial aesthetic. Natural light filters into the 65,000 sf floor plates through full-height and clerestory windows in the formerly windowless building. Low panel workstations and glass-fronted offices also allow for natural light.
In response to the unusually high deck-to-deck height, the design team utilized cold formed steel construction to create freestanding “boxes-within-boxes” for the shared conference rooms along the main circulation path (referred to as “Main Street”). The conference rooms along Main Street mimic buildings on city blocks. Office “neighborhoods” are identified by supersized graphics indicating the NW, SW, SE, and NE quadrants of the building. Graphics in the café, fitness facility, and communicating stair instill pride, purpose, and enthusiasm for the tenant agencies’ mission. The project’s color scheme uses variations of gray, white, and red, maintaining the DC government’s brand. The space incorporates variations in flooring, including carpet tile, vinyl tile, and wood plank flooring milled from an oak tree salvaged from the site during construction. 200 Eye Street is LEED-CI and LEED-CS Certified Platinum.
